With an estimated 90% of Canada’s residential rental stock built prior to 2000, the potential to reduce overall greenhouse gas (GHG) emissions from the housing sector through targeted environmental conservation measures (ECMs) is significant.
Through regular auditing of buildings, Avenue Living is able to identify and implement ECMs in buildings across our portfolio. We perform critical updates, replace cumbersome end-of-life systems, and reduce overall emissions.
Our systematic approach allows us to increase our positive impact while minimizing cost as well as any disruption to residents. Â

Deep Energy Retrofitting at Scale
Extending the life of Canada’s aging rental properties, while enhancing their efficiency and sustainability, is crucial to maintaining our country’s housing supply while reducing its environmental impact. Â
In June 2022, Avenue Living announced a landmark partnership with the Canada Infrastructure Bank (CIB), committing $162 million toward deep energy retrofit projects in multi-family and commercial buildings across Western Canada. Â
Our sustainable retrofit projects aim to decrease our GHG emissions by up to 50%, optimize building performance, and ultimately benefit over 10,000 Canadian residents across the Prairies. Â
We are proud to be the first private REIT to partner with the CIB to execute deep energy retrofits on multi-family rental properties at this scale. Â
